Landlord Obligations
Landlords will have to provide certain compliance documents before Reloc8 UK can begin to offer your property to councils. They are all documents that you legally require to let a property in the UK. Electrical installation condition reports (EICR) will be a legal requirement from July 1st 2020 on new tenancies, and will have to be done on ALL properties by April 1st 2021.
The following are required at minimum:
- Energy performance Certificate (EPC)- These are valid for 10 years.
- Gas Safety Certificate (if the property contains gas- These are required annually.
- Electrical Installation Condition report (EICR)- These last for 5 years, but a check is required in between tenants changing.
In certain cases, primarily newbuilds or flats we may request additional documentation such as fire risk assessments or building regulations certificates to confirm completion and that the property is to standard.
All areas of England will vary for rent and incentive. If you are interested in the scheme you can contact us for a free no obligation offer. We will let you know the rent that can be paid and the incentive you will be offered, you can decline or accept the offer.

All properties will be subject to a property inspection by a qualified HHSRS inspector. The property will have to satisfy minimum safety standards. It is a legal requirement that there are smoke alarms on each floor, this will be checked. It is also required by all London Councils for that first floor and above have window restrictors, and handrails on any stairs.
Damp and mould will not be acceptable, so please make sure any obviously health and safety issues are resolved before you invite us to do an inspection as this will hold up the letting of the property.
You must be willing to accept a tenant on universal credit (although some may be working or be keen to find work).
You must also be willing to offer a 24-month tenancy agreement.
You must allow Reloc8 UK at least 14 days to let your property before withdrawing once you have agreed (it will usually be let within this period if we have accepted it).
You must sign a document to confirm you are a ‘fit and proper’ landlord. This means that you will keep the property to a good standard for the duration the tenant is in the property, and you will follow correct and legal protocol.

Reloc8 UK will not charge you to find a tenant of for any services. We take our fee form the council.
We can do the full tenancy pack on your behalf (if required) we are also happy if you would prefer to use your own agreement.
In some cases, we may ask you to conduct your own viewings (this will be if we have no staff in the area that can assist). We will inform you of this before we accept the property.
Please note all tenants are affordability checked, should have no previous issues and will have the right to rent in the UK if they are being offered at 24-month AST. You will not be able in most cases to carry out additional references, however we have had very few issues in the past with tenants.
