You are responsible for the structure, services and heating. Tenants must be allowed ‘fair wear and tear’, but they must also look after the property as if it was their own.
We require the property to have the minimum of a cooker and fridge freezer. In certain cases we may also ask you to provide beds.
The tenant should be treated as if you had accepted a private tenant, we would recommend that you or your managing agent regularly conducts inspections to make sure the property is being well looked after. In some cases a deposit will be paid, in other cases it will just be the incentive. If there is any significant damage you can look to remove the tenant via a section 8 and Reloc8 UK would always be on hand to support you throughout the process. We are pleased to see we have not had any sever damage reported in our years of trading, so it is unlikely there will be any issues.
All tenancy agreements are at 24 months but can be longer and up to 5 years subject to negotiations.
Yes – Landlords are required to provide a valid Gas Safety Certificate to the tenant on or before the start of the tenancy agreement. Reloc8 UK can arrange for this on your behalf. Gas Safety Certificate is required if their is a gas connection in the property and has to be renewed every year.
Yes – Since 2008 Landlords are required to provide a valid EPC prior to marketing their property as well as a copy to the tenant at the start of the tenancy. Reloc8 UK can arrange for this on your behalf. EPC is renewed every 10 years.
Yes – Since 1st June 2020 Landlords are required to provide a valid Electrical Certificate. Electrical Certificates are required to be renewed each time their is a change of tenant. Reloc8 UK can arrange for this on your behalf. Electrical Certificate are normally valid for either 2, 3, 5, or 10 years providing it is the same tenant throughout the term.
No you don’t have to, however we highly recommend that you do. Inventories give a detailed report of the condition of the property and what came with it, this is backed up by pictures and signed by both the landlord and Reloc8 UK. Inventories also reduces the risk of relationship breakdown if there is no evidence backing.
Yes you do – You will need permission from your mortgage lender before you can let your property.
Reloc8 UK will let you property completely free of charge as we take our fee from the Council. If you require any additional administration services we may request a fee, but this will all be agreed with the landlord/ agent before any work is conducted.
In the majority of cases, the tenant is responsible for paying the rent. They are usually on housing benefit or universal credit when they first move. Reloc8 UK assist them with making sure their claim is set up to the correct property address with the correct dates. We usually request payments go direct to the landlord, so you have peace of mind. Due to the strict affordability checks carried out by the local authority prior to them moving you can rest assured that the property will be affordable.
If for whatever reason the tenant doesn’t pay, Reloc8 UK are on hand for support. You are able to contact us any time and we will work with the tenant to resolve the problem. We can revert issues back to the Council and also discuss benefit claims with the relevant authority. We seldom get any issues with rent arrears as the tenants are always entitled to the full amount due to the property being at the LHA rate. If there were any arrears accumulated, you would be able to serve notice on the tenant under a section 8 and we would be happy to assist you with preparing any documents.
